Santa Clara County Probate Home Sales | October 2018

This probate home sales activity report includes probate, trust, and conservatorship sales in Santa Clara County in October 2018. This report is comprised of statistical data from October 1, 2018, through October 31, 2018, extracted from our local Multiple Listing Service (“MLS”) as of November 1, 2018. The data includes single-family homes, condominiums, and townhouses and may not include “off-market” sales.

The highest price home sold was a single-family home located in San Jose 95117. The home has 4 bedrooms, 2 bathrooms, and approximately 1,503 square feet of living space on a 6,843 square foot lot. The home is 55 years old.

The home was listed on August 14, 2018. The list price is $1,388,800. On September 27, 2018, the MLS reported pending status. On October 24, 2018, it was reported sold. The final sales price reported was $1,258,000. The buyer had conventional financing.

The lowest price home sold was a single-family home in San Jose 95112. It has 3 bedrooms, 2 bathrooms, approximately 1,444 square feet of living space, and a 5,518 square foot lot. The home was listed on August 6, 2018. The list price was $625,000. The price was increased to $720,000 which was the minimum acceptable bid price.

On August 20, 2018, the MLS reported pending status. The sale did require court approval. On October 25, 2018, it was reported sold. The final sales price reported was $905,000.  It was a cash sale.
