Probate Homes sales activity in Santa Clara County Q-3 2023. This sales activity report is published by Kathleen Daniels, Certified Probate Real Estate Specialist (“CPRES”) who specializes in listing probate real estate. She monitors and tracks the sales of probate homes every month. This enables Kathleen to keep her fingers on the pulse of the market.

Probate and Conservatorship matters fall under the jurisdiction of the Santa Clara County Superior Court, probate division.  There is a legal process that must be followed when selling probate homes or real estate under a conservatorship.


 

Probate Homes Sales Activity July 2023

The sales of Santa Clara County probate homes include statistical data from July 1, 2023, through July 31, 2023, extracted from MLS Listings “MLS” as of August 1, 2023.

The data for July, August, and September include single-family homes, planned unit developments (“PUDs”) condominiums, and townhouse-style homes that may be probate property with HOA disclosure obligations and may not include “off-market” sales. An “off-market” sale is when the property is sold without listing on the Multiple Listing Service.

The breakdown of the July 2023 sales activity is as follows:

  •  5 active listings
    • 5 probate
    • 4 single family homes
    • 1 condominium
  • 8 pending sales (under contract)
    • 7 probate
    • 1 home in a Trust
    • 7 single family homes
    • 1 condominiums
  • 4 sold homes
    • 4 probate
    • 3 single family
    • 1 condominium

Many probate homes sell at premium prices

The highest-priced home sold in July 2023 was in Mountain View 94041.

A 3 bedroom, 1 bathroom, 1,244 square feet on a 7,434 sq. ft. lot.  It was listed in early June.  The list price was $1,998,000. After 9 days on the market, it went under contract. The sale closed in the middle of July. The final sale price was $2,580,000. The buyer had conventional financing. The MLS reports that 10 offers were received.

The lowest-priced home sold in July 2023 was in San Jose 95126.

A 2 bedroom, 1 bathroom, 1,142 square feet on a 2,913 sq. ft. lot. It was listed in the middle of May. The list price was $998,000. After 9 days on the market, it went under contract. The final sale price was $975,000.  The buyer had conventional financing.

 


 

Probate Homes Sales Activity August 2023

The sales of Santa Clara County probate homes include statistical data from August 1, 2023, through August  31, 2023, extracted from MLS Listings “MLS” as of September 1, 2023.

    • 2 probate
    • 1 home in a Trust
    • 3 single family homes
  • 7 pending sales (under contract)

Probate homes may be subject to the overbid process and court confirmationThe highest-priced home sold in August 2023 was in Los Altos 94022.

A  3 bedroom, 2 bathroom, 2,283 square feet on a 23,773 sq. ft. lot. It was listed in early early July. After 8 days on the market, it went under contract. The list price was $4,299,000.  The final sale price was $4,925,000. It was an all-cash purchase.

The lowest-priced home sold in August 2023 was in San Jose 95111.

A 2 bedroom, 2 bathroom, 918 square feet condominium. The list price was $590,000. After 4 days on the market, it went under contract. The final sale price was $575,000. The buyer had FHA financing.

 


 

Probate Homes Sales Activity September 2023

The sales of Santa Clara County probate homes include statistical data from September 1, 2023, through September 30, 2023, extracted from MLS Listings “MLS” as of October 1, 2023.

The highest-priced home sold in September 2023 was in San Jose 95129.

A  4 bedroom, 2 bathroom, 1,511 square feet on a 6,000 sq. ft. lot. The list price was $1,888,000.  After 8 days on the market, it went under contract. The final sale price was $2,070,000. The buyer had conventional financing.

The lowest-priced home sold in September 2023 was in San Jose 95127.

A 3 bedroom, 1 bathroom, 946 square feet on a 5,225 sq. ft. lot.  The list price was $645,000. The home was marketed as a “fixer”.  After 38 days on the market, it went under contract. The final sale price was $645,000. The MLS reported that there were 10 offers received. It was an all-cash sale.
