The data collected from the Multiple Listing Service (“MLS”) consists of probate, trusts, and conservatorship sales.
These matters fall under the jurisdiction and responsibility of the Santa Clara County probate court. There is a legal process that must be followed when selling a probate home or real estate under a conservatorship.
Probate Homes Sales Activity October 2022
The Santa Clara County probate home sales include statistical data from October 1, 2022, through October 31, 2022, extracted from MLS Listings “MLS” as of November 1, 2022.
The data for October, November, and December includes single-family homes, planned unit developments (“PUDs”) which include condominiums, and townhouse-style homes and may not include “off-market” sales. An “off-market” sale is when the property is sold without listing on the Multiple Listing Service.

The list price was reduced to $2,499,000. The final sale price was $2,050,000. The MLS reports there were 4 offers. The buyer had conventional financing.
The lowest-priced home sold in October 2022 was a condo in San Jose 95111.
A 1 bedroom, 1 bathroom condo, 950 square feet. The original list price was $529,000. The price was reduced to $499,000. After 43 days on the market, it went under contract. The final sale price was $494,000. The buyer had conventional financing.

A 1 bedroom, 1 bathroom, 744 square feet. The list price was $399,000. After 30 days on the market, it went under contract. The final sale price was $406,000. It was a cash purchase.

A 4 bedroom, 2.5 bathroom, 1,439 square feet. The list price was $750,000. The price was reduced to $700,000. After 73 days on the market, it went under contract. The final sale price was $650,000. The buyer had conventional financing.
