Probate Homes sales activity in Santa Clara County Q-2 2023. This sales activity report is published by Kathleen Daniels, Certified Probate Real Estate Specialist (“CPRES”) who specializes in probate real estate listings. She monitors and tracks the sales of probate homes every month. This enables Kathleen to keep her fingers on the pulse of the market.

The data share is collected from the local Multiple Listing Service (“MLS”).

probate homesProbate and Conservatorship matters fall under the jurisdiction of the Santa Clara County Superior Court, probate division.  There is a legal process that must be followed when selling probate homes or real estate under a conservatorship.

Probate Homes Sales Activity April 2023

The sales of Santa Clara County probate homes include statistical data from April 1, 2023, through April 30, 2023, extracted from MLS Listings “MLS” as of May 1, 2023.

probate homes, probate is a legal processThe data for April, May, and June includes single-family homes, planned unit developments (“PUDs”) condominiums, and townhouse-style homes that may be probate property with HOA disclosure obligations and may not include “off-market” sales. An “off-market” sale is when the property is sold without listing on the Multiple Listing Service.

The breakdown of the April 2023 sales activity is as follows:

Many probate homes sell at premium prices

The highest-priced home sold in April 2023 was in San Jose 95120.

A 5 bedroom, 5 and 1/5 bathrooms, 6,393 square feet on a 41,330 sq. ft. lot.  It was listed in the middle of December 2022.  The initial list price was $2,950,000. After two price reductions and 89 days on the market, it went under contract. The sale closed at the end of April. The final sale price was $2,350,000. The buyer had no financing. The buyer had conventional financing.

The lowest-priced home sold in April 2023 was in San Jose 95111.

A 3 bedroom, 2 bathroom, 1,080 square feet on a 5,600 sq. ft. lot. It was listed in early March 2023. The list price was $875,000. After 7 days on the market, it went under contract. The final sale price was $900,000.  The buyer had conventional financing.

 


Probate Homes Sales Activity May 2023

The sales of Santa Clara County probate homes include statistical data from May 1, 2023, through May 31, 2023, extracted from MLS Listings “MLS” as of June 1, 2023.

Probate homes may be subject to the overbid process and court confirmationThe highest-priced home sold in May 2023 was in San Jose 95118.

A  3 bedroom, 2.5 bathroom, 1,805 square feet on a 7,875 sq. ft. lot. It was listed in early early April. After 17 days on the market, it went under contract. The list price was $1,470,000.  The final sale price was $1,805,000. The MLS reported that 13 offers were received. The buyer had conventional financing.

The lowest-priced home sold in May 2023 was in San Jose 95112.

A 2 bedroom, 1 bathroom, 766 square feet on a 3,091 sq. ft. lot. The list price was $695,000. After 78 days on the market, it went under contract. The final sale price was $625,000. The buyer had conventional financing.

 


Probate Homes Sales Activity June 2023

The sales of Santa Clara County probate homes include statistical data from June 1, 2023, through June 30, 2023, extracted from MLS Listings “MLS” as of July 1, 2023.

The highest-priced home sold in June  2023 was in Palo Alto 94301.

A  2 bedroom, 1 bathroom, 997 square feet on a 5,000 sq. ft. lot. The list price was $2,400,000.  After 8 days on the market, it went under contract. The final sale price was $2,500,000. The buyer had conventional financing.

The lowest-priced home sold in June 2023 was in Santa Clara 95050.

A 3 bedroom, 2 bathroom, 1,482 square feet on a 4,567 sq. ft. lot.  The list price was $1,049,000. After 9 days on the market, it went under contract. The final sale price was $1,425,000. The MLS reported that there were 16 offers received. The buyer had conventional financing.
