After completing renovations, 354 Balsam Ave, Sunnyvale, CA 94085 is ready for its new owners. Probate Realtor, Kathleen Daniels, was contacted by the estate administrator in early August 2022 to sell a probate home. After a lengthy discussion about the home and needs assessment, the out-of-state administrator with full authority under the Independent Administration of Estates Act (“IAEA”), hired Kathleen.
The administrator made the decision to make improvements to the home versus selling it in the condition it was in when the owner passed away.
There was a lot of work that needed to be done. Kathleen scheduled home, termite, and chimney inspections and met with contractors to get estimates for the renovations she recommended.
After the inspections were completed, the hardwood floors were refinished. Once the floors were finished the contractor got busy completing the work authorized by the estate administrator. 
Given the California drought, we determined a low-maintenance front landscape with drought-tolerant plants would be best.
The administrator invested in transforming the home to make it move-in-ready for its new owners. In addition to making some repairs, the following is a short list of the work completed.
