The data collected from the Multiple Listing Service (“MLS”) consists of probate, trusts, and conservatorship sales.

probate home salesThese matters fall under the jurisdiction and responsibility of the Santa Clara County probate court.  There is a legal process that must be followed when selling a probate home or real estate under a conservatorship.

Probate Homes Sales Activity October 2022

The Santa Clara County probate home sales include statistical data from October 1, 2022, through October 31, 2022, extracted from MLS Listings “MLS” as of November 1, 2022.

An “off-market” sale is when the property is sold without listing on the Multiple Listing Service.

The breakdown of the October 2022 sales activity is as follows:

    A 3 bedroom, 2 bathroom, 1,866 square feet on an 8,730 sq. ft. lot.  It was listed in late July. After 76 days on the market, it went under contract. The list price was $2,848,000.  The list price was reduced to $2,499,000. The final sale price was $2,050,000. The MLS reports there were 4 offers. The buyer had conventional financing.

    The lowest-priced home sold in October 2022 was a condo in San Jose 95111.

    A 1 bedroom, 1 bathroom condo, 950 square feet. The original list price was $529,000. The price was reduced to $499,000. After 43 days on the market, it went under contract. The final sale price was $494,000. The buyer had conventional financing.

    The Santa Clara County probate home sales include statistical data from November 1, 2022, through November 30, 2022, extracted from MLS Listings “MLS” as of December 1, 2022.

      The highest price home sold in November 2022 was in San Jose 95124.

      Probate home sales subject to overbid process and court confirmationA  3 bedroom, 2 bathroom, 1,165 square feet on a 6,739 sq. ft. lot. It was listed on October 1st. After 11 days on the market, it went under contract. The list price was $1,578,000.  The final sale price was $1,720,000. The buyer had conventional financing.

      The lowest-priced home sold in November 2022 was a condo in the City of Santa Clara 95051.

      A 1 bedroom, 1 bathroom, 744 square feet. The list price was $399,000. After 30 days on the market, it went under contract. The final sale price was $406,000. It was a cash purchase.

      The Santa Clara County probate home sales include statistical data from December 1, 2022, through December 31, 2022, extracted from MLS Listings “MLS” as of January 1, 2023.

        The highest price home sold in December 2022 was in San Jose 95121.

        A  4 bedroom, 2.5 bathroom, 2,071 square feet on a 4,486 sq. ft. lot. The list price was $1,849,000. The list price was reduced to $1,749,000. After 30 days on the market, it went under contract. The final sale price was $1,742,000.

        The lowest-priced home sold in December 2022 was in San Jose 95123.

        A 4 bedroom, 2.5 bathroom, 1,439 square feet. The list price was $750,000. The price was reduced to $700,000. After 73 days on the market, it went under contract. The final sale price was $650,000. The buyer had conventional financing.
