The data includes single family homes, condominiums, and townhouses and may not include “off-market” sales.

The highest price home sold was a single family home located in Saratoga 95070. The home has 3 bedrooms, 2 bathrooms, approximately 1,260 square feet of living space and a 12,503 square foot lot. The home was 68 years old. It listed on March 17, 2018. List price $1,490,000. On March 24, 2018, the MLS reported pending status. On May 14, 2018, it was reported sold. The final sales price reported was $2,701,000. The sale did require court confirmation. It was a cash sale.
The lowest price home sold was a single family home in San Jose 95123. It had 4 bedrooms, 2 bathrooms, and approximately 1,362 square feet living space and a 5,168 square foot lot. It first listed December 21, 2017, for $769,000. On May 24, 2018, the MLS status was changed to pending. On May 30, 2018, the status changed to sold. The final sales price was $845,000. It was a cash sale. The home was purchased by an investor. After renovating it was offered for sale again at the end of July 2018.
There was only one trust property listed for sale in May 2018. As an agent that specializes in probate, I am amazed every month when I review the data to see so few trust properties for sale.
Creating a living trust is how we can avoid probate and a conservatorship. In most cases, the cost of probate is far more in terms of time, expense and frustration.
