The highest price home sold was a single family home located in Palo Alto 94303. The home has 3 bedrooms, 1 bathroom, approximately 1,004 square feet of living space and a 6,240 square foot lot. The home was 65 years old. It listed on December 19, 2017. List price $1,800,000. On January 16, 2018, the MLS reported pending status. On March 16, 2018, it was reported sold. The final sales price reported was $2,301,000. It was a cash sale.
The lowest price home sold was a condominium located in Campbell 95008. It had 2 bedrooms, 1 bathroom, and approximately 798 square feet living space. It listed on February 12, 2018, for $475,000. On February 23, 2018, the MLS status was changed to pending. On March 14, 2018, the status changed to sold. The final sales price was $580,000. It was a cash sale.
It is interesting to see the number of probate sales versus trust sales. Some people may feel it is just too expensive to create a living trust. However, creating a living trust is how we can avoid probate and a conservatorship. In most cases, the cost of probate is far more in terms of time, expense and frustration.
