This condo was sold by an out-of-state Administrator of a probate estate who had full authority to act under the Independent Administration of Estates Act.
The condo was listed at $450,000 on October 31, 2016. On November 8, 2016, the administrator accepted an offer and MLS status changed to pending. On November 29, 2016, the transaction close. The final sales price was $490,000. The total days on the market were 8 days. The buyer purchased the condo with cash – no financing.
The buyer was prepared to close escrow sooner however we needed at least 15 days to close escrow because the attorney for the estate needed to mail a Notice of Proposed Action regarding the sale. There were no objections posed and the sale closed smoothly.
The Administrator of the estate and I wish the new owner much happiness in her new home.
